Urban Homestay House Plan — 2 Guest Rooms on a Narrow Plot (24 × 50 ft)
Ground floor · ≈ 1,050 sq ft enclosed + verandah (narrow plot, front → rear)
Not every homestay sits on an estate. In a town, a city edge or a Goa village, the plot is narrow and deep — and the homestay has to work within that discipline. This plan is drawn for exactly that: a 24 × 50 ft (1,200 sq ft) plot, single storey, with two ensuite guest rooms near the front, a private owner suite at the quiet rear, and a side-corridor spine down one edge that keeps the two worlds apart on a tight footprint. It is the compact sibling of the 3-guest-room estate plan — same thinking, smaller canvas.
It suits the town and coastal-village homestay — a Goan house near the beach, a heritage-quarter stay in Fort Kochi or Pondicherry, a city-edge home that lets two rooms. Read it with how to start a homestay, the design guide and the Goa playbook, and model the numbers with the ROI Calculator.
The one idea: a side corridor does the separating
On a wide plot you zone side to side; on a narrow one you cannot. Here a single-sided corridor runs the full depth down the east edge, and every room opens off it. That spine is what keeps host and guest apart: a guest enters the verandah, turns straight into the corridor and reaches their room near the front without walking through the living or the owner's wing; the owner reaches the rear suite along the same corridor without ever entering a guest room. One clean move, and a tight plot still gives both sides their privacy.
- Guest zone (front): two bedrooms, each ensuite, placed near the entry so guests barely enter the house proper.
- Shared zone (middle): living-dining and kitchen — the social heart, between the two private zones.
- Host zone (rear): the owner suite at the quiet back, the furthest point from the street and the guests.
Room Schedule — Ground Floor
| Space | Zone | Notes |
|---|---|---|
| Entry verandah | Outdoor | A shaded sit-out across the narrow front — the welcome and the shared outdoor room |
| Side corridor | Circulation | The full-depth spine down the east edge; every room opens off it, keeping host and guest apart |
| Guest rooms 1–2 | Guest | Two lettable bedrooms near the front, each with an ensuite and a window |
| Guest ensuites 1–2 | Wet | One private bathroom per guest room |
| Living-dining | Shared | The social centre between the guest and host zones |
| Kitchen | Service | Host-run, rear of the living, with breakfast for guests |
| Utility | Service | Wash, store and linen laundry |
| Owner bedroom | Host | Private suite at the quiet rear, farthest from the street |
| Owner bath | Host | Ensuite to the owner bedroom |
Enclosed built-up is about 1,050 sq ft, leaving room for the front verandah and a small rear service yard within the 1,200 sq ft plot.
Making a narrow plot feel generous
Depth is the enemy of light on a narrow plot, so the plan fights back: the front verandah and a rear yard bring daylight and air to both ends, the side corridor is kept to one edge so rooms get the full width, and the living-dining is single-aspect but open. In a Goan or coastal version, tall shuttered windows and a high ceiling pull the breeze through — exactly the moves in the Goa playbook. Keep the materials honest and local and the compact house reads as characterful, not cramped.
Why two ensuite guest rooms
Two lettable rooms is the right scale for a small urban plot and a side-business homestay: enough to earn steadily, few enough to host from your own home without it taking over. Each gets its own bathroom — the single biggest driver of good reviews — and a window for light and air. Two rooms also sits well inside every state's owner-resident cap. Vaastu Notes
| Element | Direction | Rating |
|---|---|---|
| Entry / verandah | East | Excellent |
| Guest rooms | East / north-east | Good |
| Living-dining | Centre | Good |
| Kitchen | South-east | Good |
| Owner bedroom | South-west / west (rear) | Excellent |
Rating: Good. An east entry and verandah, a rear south-west owner suite and a central shared heart follow sound Vaastu on a constrained plot. See Vastu for Modern Homes and the Vastu Compass.
Cost Estimate

| Recommended | 2,500 | 26 | Quality fittings, good ventilation, characterful detail |
| Premium | 2,900 | 30 | Natural materials, tall shuttered windows, landscaped verandah |

Who it suits
The town or coastal-village owner on a narrow, deep plot who wants to let two rooms as a genuine side income while keeping a private home — a Goan family near the beach, a heritage-quarter owner, a city-edge household building for a homestay from the start rather than retrofitting.

Tools to Use With This Plan
Author's note: A narrow plot is not a lesser one. One corridor, two ensuite rooms and a verandah at each end — a small home that still makes room for a guest, and keeps a home for its owner.
