Climate-responsive house plans for 1200 sqft plots
A growing library of biophilic small-plot designs for 30 × 40 ft Indian plots — organised by NBC climate zone, not by state. Each design includes floor plans, facade, climate logic, FAR / setback compliance for representative states, materials schedule, and indicative cost.

The 6 climate zones
The National Building Code of India (NBC 2016) divides the country into five climate zones; we include a sixth — Moderate hill-station — for the Nilgiri / Western Ghat hill towns whose microclimate sits between Temperate and Cold. Each zone demands a fundamentally different design strategy.
Hot-Dry
1/1 liveLong summers above 40 °C, low humidity, large diurnal swings, dust storms. Thermal mass, jaalis, courtyards and minimal west glazing.
Warm-Humid
1/1 liveYear-round humidity, monsoon-heavy, moderate temperature range. Verandahs, deep overhangs, cross-ventilation, raised plinths and roof pitch.
Composite
0/1 liveCold winters and hot summers, monsoon. Mixed-mode design — insulation for winter, shading for summer, secure courtyards.
Temperate
0/1 liveYear-round mild temperatures, moderate humidity, two monsoons. Free planning, large openings, lightweight construction, balcony gardens.
Cold
0/1 liveSevere winters, short summers, snow. Compact insulated forms, south-facing glazing, double-skin walls, Trombe walls, sloped roofs.
Moderate (Hill)
0/1 liveHill-station microclimate — cool summers, foggy monsoons, mild winters. Sloped roofs, tile and timber, fireplaces, terraced layouts.

Why 1200 sqft?
1,200 sqft (30 × 40 ft) is the most common small-plot dimension in Indian cities — sanctioned by most municipal corporations under their 1.5–2.0 FAR norms, achievable on a single typical urban site, and large enough to build a credible 3 BHK family home. We design for this size deliberately, so the library reflects what most Indian families actually buy.
