LEED, BREEAM & Global Systems
The world's two most recognised green ratings - and the family of national systems around them - compared on structure, strengths and when to reach for which.
Two systems dominate the world's green buildings - and they are built on very different philosophies.
If you see a green plaque on a building almost anywhere on Earth, it is most likely LEED or BREEAM. LEED, born in the United States in the late 1990s, became the global brand - a single, marketable, point-scored label now used in scores of countries. BREEAM, born in Britain in 1990, is the original of the whole species and the more locally tuned, weighted and assessor-led of the two. Between and beyond them sit strong national systems - Green Star, CASBEE, DGNB - each shaped by its own climate, market and priorities.
Understanding these is not trivia. The system a project chooses shapes what gets prioritised, what evidence is gathered, what it costs, and how the finished building is recognised by clients, investors and tenants worldwide. This lesson compares the major global systems on their own terms, so you can read any of them fluently and, when a project needs one, choose well rather than by default.
LEED = brand + portability. BREEAM = weighting + assessor rigour. Cousins, not equivalents.
LEED: the global brand
LEED - Leadership in Energy and Environmental Design, run by the U.S. Green Building Council (USGBC) and certified through GBCI - is the most widely used green rating in the world, applied in a very large number of countries. Its great strength is exactly that ubiquity: a LEED plaque is understood by international clients, investors and tenants everywhere, which is why multinationals and trophy developments reach for it by default.
Structurally, LEED is a points system organised into credit categories - Integrative Process, Location & Transportation, Sustainable Sites, Water Efficiency, Energy & Atmosphere, Materials & Resources, Indoor Environmental Quality, plus Innovation and Regional Priority. Energy & Atmosphere carries the largest share of points, reflecting energy's dominance in a building's impact. Prerequisites must be met first; then optional credits are earned toward a total out of 110 points, which maps to four levels: Certified (40-49), Silver (50-59), Gold (60-79) and Platinum (80+). LEED comes in families for different situations - BD+C for new construction, ID+C for interiors and fit-outs (directly relevant to designers), O+M for existing buildings in operation, ND for neighbourhoods, and Homes.
The honest critiques are worth carrying. Because it is a flexible menu of optional credits, LEED can be gamed for cheap points; because it originated in North America, some credits fit other climates awkwardly; and, like most systems, it has historically leaned on design-stage documentation - which USGBC has been addressing through performance tracking (the Arc platform), a stronger embodied-carbon focus, and its LEED Zero programmes for net-zero outcomes.
LEED has evolved through several major versions, each raising the bar and shifting emphasis - more recently toward measured performance, embodied carbon and occupant health - so 'LEED-certified' always carries an implicit 'under which version?'. That constant revision is deliberate: like all these systems, LEED transforms the market by making each generation harder than the last, so a Gold earned a decade ago is not a Gold today. It is also why any statement about exact point totals or thresholds should be treated as version-dependent and checked against the current rating system rather than memorised as fixed fact.

BREEAM: the original, and the more tuned
BREEAM - Building Research Establishment Environmental Assessment Method - launched in the UK in 1990, is the world's first major green building rating system and the template much of the field descends from. It is especially dominant across the UK and Europe.
BREEAM differs from LEED in two philosophically important ways. First, its scoring is weighted and expressed as a percentage: a project earns credits across categories (Management, Health & Wellbeing, Energy, Transport, Water, Materials, Waste, Land Use & Ecology, Pollution, and Innovation), but each category's contribution is weighted by its assessed environmental importance - often adjusted for region - before being combined into a single percentage. That percentage maps to ratings: Pass, Good, Very Good, Excellent and Outstanding. Second, BREEAM works through trained, licensed assessors: an independent professional conducts the assessment and submits evidence to BRE for certification, which many regard as giving it particular rigour. BREEAM also has a well-established In-Use scheme for the operational performance of existing buildings - a route to measured, not just designed, credentials.
The LEED-versus-BREEAM comparison, then, is less about which is 'better' and more about temperament. LEED is a globally portable, self-documented, points-out-of-110 brand; BREEAM is a regionally weighted, assessor-led, percentage-graded method with deep European recognition. Neither score converts into the other - a BREEAM 'Excellent' and a LEED 'Gold' are cousins, not equivalents.

Beyond the big two: national systems
Many countries developed their own systems, usually because a home-grown method could reflect local climate, construction culture and regulation better than an import - and because a national green building council wanted to drive its own market. Several are worth knowing.
Green Star (Australia, run by the Green Building Council of Australia) is a points-and-star system tuned to Australian benchmarks and widely used across Australia and New Zealand. CASBEE (Comprehensive Assessment System for Built Environment Efficiency, Japan) takes a distinctive approach: instead of a single point total, it computes a Built Environment Efficiency (BEE) ratio - environmental quality (Q) divided by environmental load (L) - framing sustainability as eco-efficiency, quality delivered per unit of impact. DGNB (Germany) is notable for being strongly life-cycle based and for explicitly scoring economic quality alongside environmental and social - one of the few major systems to treat life-cycle cost and life-cycle assessment as central. Others you will meet include HQE (France), Green Mark (Singapore, strong on tropical-climate energy), Three Star (China) and Pearl / Estidama (Abu Dhabi).
The pattern across all of them is the same shared anatomy from Lesson 7.1 - categories, credits, verification - dressed in local priorities and units. The differences are real but rarely fundamental: what shifts is the weighting, the baselines, the climate assumptions and the market that recognises the badge. This is why a score in one is not portable to another, and why 'which system' is a market and recognition question as much as a technical one.
It is worth pausing on why this proliferation happened rather than the world settling on a single system. A rating encodes value judgements - how much energy matters relative to water, how to weight a temperate-climate credit against a tropical one, which local materials and construction norms to reward - and those judgements are genuinely different from place to place. A single global system would be either too generic to bite or too foreign to fit. National green building councils also wanted ownership of the very tool transforming their own market, and the ability to align it with local regulation and incentives. The cost of that diversity is exactly the non-comparability we keep flagging; the benefit is systems that actually fit the buildings, climates and economies they assess.
Choosing a system - and reading any of them honestly
For a real project, the choice usually comes down to a few practical questions rather than a league table. Who needs to recognise the badge? International investors, tenants and headquarters overwhelmingly know LEED; a European or UK context leans BREEAM; an Australian one, Green Star; and in India, as the next lesson covers, GRIHA and IGBC often make more sense than either. What does regulation or finance require? Green-finance instruments, ESG reporting and some planning regimes name specific systems or minimum tiers. What is the building type and stage? Interiors fit-outs, existing buildings in operation, and whole neighbourhoods each have their best-suited scheme. And what is the appetite for cost and process? BREEAM's assessor-led route and LEED's documentation load carry real fees and consultancy time.
Whatever the choice, read the result with the eye Lesson 7.1 sharpened. A high tier earned mostly through energy, envelope and low embodied carbon means something very different from the same tier scraped together from cheap, peripheral credits. Ask whether the rating is design-stage or performance-verified. And remember the deeper point of this whole course: these systems are broad market instruments that certify relative improvement against a baseline - they are excellent at pushing the mainstream upward, but a genuinely regenerative building will usually be pursuing hard performance standards (Lesson 7.4) and net-positive outcomes that sit above what any points-based badge, however high the tier, can capture.
It also helps to separate the decision to certify from the choice of system. The first question is whether a badge will do real work at all - and Lesson 7.1's discipline applies unchanged. Only once certification is worthwhile does the system choice arise, and even then a project can register with more than one where each earns its keep in a different market or dimension. A pragmatic sequence works: confirm what regulators and financiers require or reward; identify who must recognise the badge; match the building type and stage to the best-suited scheme; then sanity-check cost and process against the value. Decide in that order and the 'which system' question usually answers itself, rather than being driven by habit or a single loud stakeholder.

Workshop — put one building through two systems
The fastest way to feel how differently LEED and BREEAM behave is to score the same building against both, at least roughly. You will see how weighting and structure change what a rating rewards.

- 1Get the public LEED scorecard and a BREEAM category list. Line up their categories side by side and note where they overlap (energy, water, materials, health) and where each has something the other lacks or names differently (e.g. LEED's Location & Transportation, BREEAM's Management).
- 2For a building you know, roughly self-score its energy performance in each system. Notice that LEED gives you points toward 110 while BREEAM feeds a weighted percentage - the same real performance can land differently.
- 3Estimate a LEED level (Certified/Silver/Gold/Platinum) and a BREEAM grade (Pass to Outstanding) for the building. Do they tell the same story? Where do they diverge, and why?
- 4Identify two credits that would be easy in your climate and two that would be hard. Reflect on how a North-American-origin or UK-origin credit set fits your local context.
- 5Write a one-paragraph recommendation: for this building and its likely client, which system would you actually choose, and what is the single reason?

Three altitudes on the same idea
Read the band that fits you — or all three.
Register the system early and let it steer the big moves, not just the paperwork. For an internationally financed or occupied project, LEED's portability may be decisive; in the UK/EU, BREEAM's weighting and assessor route; elsewhere, a national system or India's GRIHA/IGBC. Whichever you choose, target the heavily weighted energy, envelope and embodied-carbon credits with real design, so the tier reflects substance.
LEED ID+C (Interior Design and Construction) and BREEAM's fit-out routes are written for your work. Fit-outs are recertified far more often than base buildings, so your material choices, indoor air quality, daylight, lighting quality and waste diversion carry outsized weight. Keep product documentation and low-emission certificates from the first specification - these interior credits are the ones most often lost to missing paperwork.
Learn the two big systems well enough to compare them out loud. Being able to say why LEED scores out of 110 into four levels while BREEAM weights categories into a graded percentage, and when you would pick one over the other, is exactly the fluency practices test for. Explore the public LEED and BREEAM scorecards and place a familiar building in both to feel how differently they behave.
