GRIHA & Indian Green Ratings

India's whole-building rating systems - what they score beyond energy, and where simulation feeds the number

The hook

A code asks 'is it efficient enough to be legal?' A rating asks 'how good is the whole building - for people and planet?'

Codes like ECBC and the Eco Niwas Samhita set a mandatory floor, and mostly about energy. Green-building ratings ask a bigger, voluntary question: across energy, water, materials, ecology and the health of the people inside, how good is this building as a whole?

In India two systems dominate: GRIHA, developed with TERI and the government, and IGBC, run by the Confederation of Indian Industry. Both award a graded label that clients, tenants and cities increasingly value. This lesson maps what they assess, where your simulation skills feed the score, and how ratings and codes fit together.

GRIHA and IGBC: two Indian systems

GRIHA - the Green Rating for Integrated Habitat Assessment - is India's national rating system, developed by TERI and adopted by the government (many public buildings target it). It is a points-based, largely performance-oriented system that scores a building across a set of criteria and awards a rating on a one-to-five-star scale. It leans toward measured and simulated evidence and is well aligned with the Indian context - local materials, climate, water scarcity and site ecology.

IGBC - the Indian Green Building Council, part of the Confederation of Indian Industry - runs a family of rating systems (for new construction, homes, factories, cities and more), structured much like LEED, and awards Certified, Silver, Gold and Platinum. IGBC tends to be strong on process, design credits and market uptake. The two are genuine alternatives; a project usually chooses one. What both share is the crucial move beyond code: they are whole-building scorecards, and energy is only one weighted slice of the total.

It is worth knowing why India built its own systems rather than simply importing LEED. The Indian context is distinct - acute water stress, a construction economy rich in local and low-carbon materials like fly-ash brick and stabilised earth, tropical and composite climates where naturally ventilated comfort is normal, and a policy push for affordable, replicable green building. GRIHA and IGBC bake those realities into their credits: water reuse carries real weight, local materials are rewarded, and comfort criteria acknowledge mixed-mode and naturally ventilated buildings rather than assuming everything is fully air-conditioned. So the choice of rating is partly a choice about how well the system fits Indian conditions - and both, unlike a bare code, ask you to design for people and place, not just the meter.

What they assess beyond energy

This is the heart of the lesson: a green rating is broad. Alongside energy performance, both systems award points across categories such as:

- Water: efficient fixtures, rainwater harvesting, wastewater treatment and reuse - vital in water-stressed India. - Materials and resources: local and low-embodied-carbon materials, recycled content, responsible sourcing, construction-waste management. - Site and ecology: preserving topsoil and vegetation, reducing the heat-island effect, sustainable transport access, stormwater management. - Indoor environmental quality, health and comfort: fresh-air ventilation rates, low-emitting materials, thermal comfort, daylight and views, acoustics. - Innovation and process: commissioning, integrated design, and credits for going beyond the standard.

Each category carries a weighting, and the points sum to a total that determines the award level (stars for GRIHA, Certified-to-Platinum for IGBC). The design lesson is important: a building can be energy-excellent and still rate modestly if it wastes water, uses carbon-heavy materials, or gives occupants poor daylight and stuffy air. Ratings deliberately pull design toward the whole picture - which is exactly the systems-thinking this course encourages.

Where simulation feeds the score

Your simulation skills feed several parts of a rating - directly and indirectly.

Energy credits are the most direct: both systems reward energy performance beyond the ECBC baseline, demonstrated through the whole-building simulation methods from the last two lessons (proposed vs a code baseline). A better modelled percentage improvement means more energy points.

Thermal comfort credits often require showing that a good fraction of occupied hours sit within an acceptable comfort band (an adaptive model for naturally ventilated spaces, or PMV/PPD for conditioned ones) - a comfort simulation deliverable.

Daylight credits typically ask for a proportion of the regularly-occupied floor area to meet a daylight target - historically a daylight-factor level, increasingly a climate-based metric like spatial Daylight Autonomy (sDA) - which is a Radiance/Ladybug daylight study.

Ventilation and indoor air credits may need airflow reasoning or fresh-air rate calculations. Even materials credits lean on embodied-carbon or life-cycle thinking that overlaps the next lesson. So the modelling muscles you have built across this course - energy, comfort, daylight, airflow - are precisely what generate the evidence for a green rating. The rating simply packages that evidence into points.

A useful mental split: simulation is strongest at predicting performance, weakest at certifying provision. It shines where the credit asks 'how will this behave?' - the annual energy, the comfortable hours, the daylit floor area - because those are physics you can model. It contributes little to credits that ask 'did you install and document this?' - a rainwater tank, a waste-management plan, a commissioning report - which are earned by specification and evidence, not by a model. Recognising which credits are simulation-driven and which are documentation-driven is exactly the triage a green-building consultant does at project start, and it keeps modelling effort where it actually earns points.

Choosing and sequencing a rating in practice

Knowing what a rating scores is one thing; using it well is another, and the difference is timing. The costly mistake is to design a building and then, near the end, ask a consultant to 'get us a rating' - by which point most of the high-value credits are already lost. Site strategy, massing for daylight, a beyond-code envelope, structural material choices - the credits worth the most are decided at concept and are nearly impossible to claw back later.

So the professional sequence is to choose the system and target level early, then reverse-engineer the design toward it. Pick GRIHA or IGBC based on building type, client market and whether a public tender or a green-finance product specifies one. Set a realistic target - GRIHA stars, or IGBC Silver/Gold/Platinum - and build a provisional scorecard at concept: which credits are easy wins, which need design commitment, which need simulation. Then distribute effort across categories, because a rating is lost as easily on water or materials as on energy.

A quick illustration. A mid-size office might bank energy points through a beyond-ECBC envelope and efficient plant (your whole-building model), comfort and daylight points through a shaded, well-daylit floor plate (adaptive-comfort and sDA studies), water points through low-flow fixtures and rainwater harvesting, and materials points through local fly-ash brick and high recycled-content steel. No single category carries the rating; the total does. And an accredited professional for that system - a GRIHA evaluator or an IGBC AP - shepherds the submission and its documentation. Your job as designer-and-modeller is to feed that scorecard the strongest possible evidence, early enough that it still shapes the building.

Pick the rating + level at CONCEPT, then reverse-engineer. A rating is lost on water/materials as easily as on energy.

How ratings sit alongside ECBC and ENS

Codes and ratings are complementary, not competing. ECBC and the Eco Niwas Samhita are mandatory floors (where adopted) - a building must clear them to be legal. GRIHA and IGBC are voluntary ceilings a project chooses to reach for, and they typically assume code compliance as a starting point and then reward going beyond it. In fact a rating's energy credits are usually expressed relative to the ECBC baseline, so the code is literally the datum the rating measures from.

Why pursue a rating at all if the code is met? Because a graded label carries market value - for public tenders, green-finance, corporate ESG commitments, tenant demand and simple reputation - and because the whole-building scope pushes better buildings than energy code alone. Two honest boundaries close the loop. First, ratings certify against documented evidence, much of it design-stage prediction, so they share simulation's performance-gap caveat; newer versions increasingly ask for measured, in-operation performance. Second - the constant refrain of this module - the rating is awarded by the rating body (the GRIHA Council, or CII-IGBC), on review of a submission, by accredited professionals. Your simulation builds the case; the council confers the stars or the plaque.

  1. 1List the rating's main categories (energy, water, materials, site, indoor environmental quality, innovation) with their rough weightings, from the public rating summary.
  2. 2For your project, jot one realistic strategy per category - e.g. rainwater harvesting (water), local fly-ash brick (materials), a shaded daylit floor plate (IEQ), a beyond-ECBC envelope (energy).
  3. 3Mark each strategy that a SIMULATION could evidence: energy (whole-building model), thermal comfort (adaptive/PMV run), daylight (sDA study), ventilation (airflow reasoning). This is your 'simulation-feeds-here' map.
  4. 4Pick ONE credit and sketch the actual deliverable - e.g. for a daylight credit, the sDA target, the tool (Radiance/Ladybug), and what a passing result looks like on plan.
  5. 5Estimate which two categories are your project's weakest, and whether design changes or added simulations would lift them most efficiently.
  6. 6Write a one-paragraph note to an imaginary client: which rating and level you would target and why, and which three simulations you would run first.

Deciding early which rating (and which star or level) to target lets you distribute effort across categories instead of chasing energy alone and losing the label on water or materials.

Misconception check

A green rating like GRIHA five-star or IGBC Platinum is basically the same thing as passing the energy code.

No - they operate at different levels and scopes. ECBC and the Eco Niwas Samhita are mandatory codes that set a minimum, mostly about energy; GRIHA and IGBC are voluntary ratings that score the whole building across energy, water, materials, site, health and comfort, and reward going beyond the code. A building can meet the code and earn no rating, or pursue a high rating that far exceeds code. Ratings usually assume code compliance and measure energy credits from the ECBC baseline, so they build on the code rather than replacing it. And where the code is enforced by an authority, the rating is awarded by a rating council on documented, largely design-stage evidence - two different bodies, two different questions.
