Real-Time Client Presentation
Navigating a live model in the meeting, changing options on the fly, and running the session well
The moment you can answer 'what if it were oak instead?' by showing it - live, in the room - the meeting changes.
For decades an architectural presentation was a slideshow of finished images: fixed, one-way, and unable to answer the question the client actually asked. Real-time rendering breaks that open. When the model is live in the room, you can fly to any view, walk any route, and change materials, furniture or time of day on the spot - the presentation becomes a conversation instead of a broadcast.
But a live model is a high-wire act. Navigate clumsily, fumble a change, or let the session sprawl, and you look less prepared, not more. This lesson is about the craft of presenting live: moving through a model smoothly, changing options cleanly, and running the whole session with control so the interactivity persuades rather than distracts.
Prepared, not improvised. Bookmarks are the story; presets are the answers; the fallback is the safety net.
Navigating a live model without making anyone dizzy
The first skill of live presentation is simply moving through the model in a way that is pleasant to watch. This is harder than it looks, because the natural instinct - to fly fast, spin around, and swoop through walls - is exactly what makes an audience queasy and lost. Smooth, slow, deliberate navigation is the mark of someone who has done this before. Move at roughly walking pace, keep the camera at human eye height, and turn gently; think of yourself as a calm tour guide walking a friend through a house, not a drone pilot showing off.
The single most useful tool here is saved viewpoints (bookmarks). Before the meeting, set up a series of key views - the approach, the entry, the main living space, the master bedroom, the view from the window - as named bookmarks you can jump to instantly. In the meeting you travel between those anchor points with smooth transitions rather than hunting for a good angle live. This gives you the best of both worlds: the reliability of a planned sequence, with the freedom to leave it and free-navigate whenever the client asks to see something specific. If you get lost or the client takes you somewhere awkward, one click on a bookmark brings you home to a composed shot.
Practise the actual controls until they are muscle memory. Every engine - Enscape, Twinmotion, D5, Lumion - has slightly different navigation (WASD-style movement, orbit, walk modes, collision so you do not pass through walls), and the last place to learn them is in front of a client. Turn on collision or walk mode so you follow the floor naturally rather than floating; know how to stand up, sit down to a child's eye height if it matters, and glide to a stop. Navigation that looks effortless is the invisible foundation of a good live session - when it is smooth, the client forgets the software entirely and simply experiences the building. When it stutters and lurches, every jolt reminds them they are watching a computer, and the spell breaks.

Changing options on the fly - the real superpower
Smooth navigation impresses, but the true power of real-time presentation is changing the design live in answer to a question. A client asks what the floor would look like in a darker timber; you swap the material and it is done, in the space, in front of them. They wonder if the room feels different in evening light; you drag the sun down to dusk and the mood transforms. They are unsure about a wall colour, a kitchen layout, a cladding choice - and instead of promising to 'come back with options', you show them, now. This collapses the slow loop of feedback-render-review that used to take days into a conversation that happens in seconds, and clients find it genuinely thrilling to watch their space respond to their own thoughts.
The professional secret is that this looks spontaneous but is almost entirely prepared in advance. You do not build a new material live while the client waits - that is slow and risky. Instead, before the meeting, you set up every option you can anticipate as a ready-to-switch preset: the two or three flooring choices, the alternative wall colours, the cladding variants, day and evening lighting states. Many engines support saved material presets, variants or configurations for exactly this. Then in the room, a swap is a single click, instant and reliable. The client experiences effortless responsiveness; you are simply pulling from options you built calmly the day before.
The same logic applies to the whole scene. Preset a day state and a night state. Have furniture layouts ready if that is in question. If the project has genuine variants - two facade schemes, two plans - set them up so you can flip between them cleanly. The skill is anticipation: think through what this particular client is likely to ask and prepare those exact switches. You will not predict everything, and free-handing a change occasionally is fine, but the more the likely questions are pre-loaded, the more the session feels like magic and the less it feels like you fiddling with software. Preparation is what turns 'changing options live' from a nerve-wracking gamble into your most persuasive move.
Running the session: prep, pace and control
A live model is a tool, and like any tool it can be used with control or waved around chaotically. The difference is almost entirely in how you run the session, and the biggest lever is preparation. Before the meeting, rehearse the whole thing at least once end to end: check the model opens and performs smoothly on the actual machine and screen you will use, confirm your bookmarks and option presets all work, and know your opening shot and your closing shot. Technical failure in front of a client - a scene that will not load, a stutter, a missing texture - undoes all the goodwill the interactivity earns, so eliminate it in advance. Have a fallback too: a short pre-rendered walkthrough or a set of stills you can drop to if the live model misbehaves.
In the room, control the pace. A live model can go anywhere, which is a trap as much as a gift - it is easy to wander aimlessly, overwhelm the client with constant motion, or spend twenty minutes lost in a bathroom. Lead with a plan: open on a strong establishing view, walk a deliberate route through the key spaces, and pause - actually stop moving - at each important moment to let the client take it in and talk. Stillness is a tool; a static, well-composed view is easier to discuss than a constantly moving one. Treat the bookmarks as the spine of a story and free-navigation as the detours you take when the client leads.
Crucially, let the client drive the conversation even while you drive the software. The point of real-time is responsiveness, so watch and listen: when they lean in and ask about the kitchen, go to the kitchen; when they wonder about a material, change it. You are steering a shared exploration, not performing a fixed demo. But keep a hand on the tiller - if the session drifts, gently return to a bookmark and the planned sequence. And read comfort: keep motion gentle for anyone prone to motion sickness even on a flat screen, and do not overload the meeting with more changes than the decision actually needs. A controlled, well-paced live session feels confident and collaborative; an uncontrolled one feels like watching someone play a video game badly. The control is invisible when it works - which is exactly the point.
Rehearse it, then lead it. Strong opening view, deliberate route, pause to talk, and a fallback if it breaks.
Handling the awkward moments well
Even a well-run live session throws up moments that test you, and handling them gracefully is what separates a confident presenter from a flustered one. The most common is the 'can you just...' request - can you just make that wall green, can you just move the sofa, can you just show it at night. When you have preset the option, the answer is a delighted 'yes, here' and the client is thrilled. When you have not, be honest and calm: 'Good question - let me set that up properly and show you correctly next time' is far better than fumbling a live edit that ends up looking wrong. A bad on-the-spot change can actively damage the design in the client's eyes, so never show an option worse than the idea deserves. Knowing what to say yes to live, and what to defer, is a real skill - say yes to the presets and simple swaps, defer anything that needs care.
A second test is indecision and the endless option. Real-time makes it so easy to show alternatives that some clients will keep asking for more - another colour, another and another - until the session dissolves into aimless fiddling and they are more confused than when they started. Your job is to guide, not just to serve. Show two or three considered options, offer a clear professional recommendation, and help them decide rather than drowning them in infinite variations. The interactivity is there to inform a decision, not to replace your judgement; a designer who shows fifty floors is abdicating, not presenting.
The third is technical trouble mid-session - a stutter, a slow load, a lost view. Stay unruffled: jump to a bookmark to recover a composed shot, or calmly switch to your pre-rendered fallback while you sort it out. Clients forgive a hiccup handled with composure; what they remember is panic. Underneath all of these is one principle: you are the designer in the room, and the live model is your instrument, not your boss. Use it to answer real questions and drive decisions, keep control of the pace and the options, and handle the wobbles calmly, and a real-time presentation becomes the most persuasive, most collaborative meeting you can run. - 3Rehearse the walkthrough out loud end to end. Move at walking pace, eye height, gentle turns; pause and go still at each bookmark to 'talk'. Time it to about five minutes.
- 4Deliberately practise the awkward moments: swap a preset material live, drop to the night state, and jump to a bookmark to 'recover' from getting lost. Prepare one pre-rendered fallback clip or still.
- 5Present it to a friend as if they were the client, letting them ask for changes. Note which requests your presets handled instantly and which you had to defer - then add the missing presets.

A live model turns a design review into a working session. You can test a client's 'what if' against the real model on the spot and steer the decision while the design is still open. Prepare the likely options as presets, lead with a clear route, and let the interactivity serve the design conversation rather than showing off the software.
Live material and lighting swaps are made for interiors. Clients agonise over floors, wall colours and evening versus daytime mood - and you can settle it by showing, not describing. Preset the palette options, present two or three considered choices with a recommendation, and resist the urge to spawn endless variants that only deepen indecision.
Being able to present a model live is a standout interview skill. Practise smooth, eye-level navigation and a clean set of bookmarks until the controls are muscle memory, and rehearse a two-minute live walkthrough of a project. Employers notice a student who can drive a real-time model calmly and tell a spatial story, not just render stills.
