"What will it cost to wire the house?" is one of the first questions a homeowner asks and one of the hardest to answer with a single number — because wiring cost depends on the size of the home, the number of points, the quality of materials, and how much of it is buried in walls. This guide explains how wiring is priced in India, what drives the cost, where the money actually goes, and — most importantly — how to read a quote so you are comparing like with like and not saving in the one place you should never economise.

How wiring is priced
Indian electrical work is quoted in two common ways, and good contractors use them together:
- Per point. A "point" is a wired outcome — a light point, a fan point, a 6 A socket, a 16 A power socket, an AC point. Each has an indicative rate that bundles the wiring, conduit, accessory and labour for that point. Heavy points (AC, geyser, power) cost more than light points.
- Per square foot. For a whole home, cost is often expressed per square foot of built-up area as a quick benchmark — useful for comparing homes, but it hides the specification, so treat it as a starting sanity-check, not a contract.
The most transparent quotes itemise the points, the distribution board and protection, the main cabling and earthing, and the civil work separately, so you can see exactly what you are paying for.
Where the money goes
A wiring budget splits into a few buckets, and knowing them helps you judge a quote:

What drives the cost up or down
- Home size and number of points — the biggest driver. A generously wired home has more points and circuits.

- Material quality — copper cable grade (insist on ISI-marked IS 694 cable), branded protection devices, and the switch/socket range. This is where cheap quotes cut invisible corners.
- Load and future-proofing — dedicated circuits for ACs, geysers and an EV charger, and spare capacity, add cost now and save far more later.
- New build vs rewire — a rewire of an old home carries extra civil work (breaking and making good finished walls), so it costs more per point than wiring during construction.
- City and labour rates — metro rates run higher than smaller towns.
How to read a quote without getting caught
- Insist on an itemised quote — points, DB and protection, cabling, earthing, civil work, fittings — so you can compare contractors like with like.
- Never let the lowest quote win on the safety items. A quote that is cheap because it uses thin cable, an undersized or RCCB-less board, or skimps on earthing is not cheaper — it is dangerous. These are the exact places a race-to-the-bottom quote hides its savings.
- Separate the fittings decision. The modular switch/socket range can swing the total a lot and is a pure aesthetics-and-budget choice — decide it consciously, not by default.
