Roofing Specification Builder
Assemble a structured, tender-ready roofing specification outline for your project. 1. Scope
- Supply, installation, testing, protection and warranty of the RCC flat + bitumen membrane roof system, complete to the drawings, this specification and the manufacturer's approved details.
- All work to comply with the current National Building Code (SP 7) provisions and the local building by-laws; the structural design and its certification remain the responsibility of the licensed structural engineer.
2. Applicable standards
- IS 456 (RCC) - verify the current edition via the BIS catalogue.
- IS 1346 / IS 13182 (bitumen-felt / membrane waterproofing) - verify the current edition via the BIS catalogue.
- IS 3067 (WP design details) - verify the current edition via the BIS catalogue.
- National Building Code of India (SP 7) - refer to the current edition (SP 7:2016 is withdrawn, superseded by SP 7:2026); verify the current edition and its part structure via the BIS catalogue.
3. Substrate & preparation
- Provide a sound, clean, dry, laitance-free substrate to correct falls (typically not flatter than about 1:100 to outlets).
- Prime as the system requires; form coving fillets at all upstands; box out and complete all penetrations before the covering is applied.
- Do not proceed over a damp or ponding substrate; record moisture and ambient conditions at hold points.
4. Roof covering / waterproofing (RCC flat + bitumen membrane)
- Apply the specified APP/SBS torch-applied bitumen membrane (3-4 mm) over a primed, sound substrate to falls.
- Fully bond all laps; minimum side/end laps per the manufacturer (typically 100/150 mm); stagger joints.
- Reinforce every internal/external corner, upstand and penetration with an additional membrane layer.
- Terminate into a chased groove at parapets; minimum upstand height per system (typically 150 mm above finished level).
- Protect the membrane from UV with the specified screed, tiles or approved reflective finish.
5. Thermal insulation
- Provide roof thermal insulation to achieve the specified U-value (refer to ECBC / Eco Niwas Samhita where applicable - verify current requirements).
- Provide vapour control and mechanical/UV protection; over-deck or under-deck per the design.
6. Drainage & rainwater
- Provide rainwater outlets sized to the catchment (refer to NBC / IS drainage provisions - verify current edition via BIS), with sumps/dishing, gratings and gravel guards.
- Dress the waterproofing into every outlet; provide overflow/scupper provision; verify no reverse falls or ponding.
- Provide rooftop rainwater harvesting collection (refer to IS 15797 - verify current edition via BIS): gutters/outlets to first-flush and filter, then to storage/recharge; coordinate with the site drainage.
Testing & QA
- Flood/pond test the finished waterproofing for 24-48 hours (structural load check first) and rectify before covering.
- Hold points: witness substrate acceptance, junction reinforcement and the covering BEFORE it is concealed; you cannot inspect what is buried.
- Record all tests; rectify and re-test before sign-off and release of payment.
Warranty & guarantee
- The manufacturer shall issue a single-source SYSTEM warranty for the complete applied system (specify duration, e.g. 10 years), installed by a manufacturer-approved applicator strictly to their datasheet.
- The contractor shall additionally provide a workmanship guarantee (specify duration, e.g. 5 years) covering installation and leaks, backed by retention.
Handover deliverables
- As-built drawings, product datasheets, batch/test certificates, the warranty/guarantee documents and an O&M / maintenance manual, provided at handover.
- A defect-liability period tied to retention; a maintenance schedule (including pre-monsoon inspection) handed to the client.
