The fastest way to understand BIM is to unlearn five things about it.

BIM is surrounded by confident half-truths — repeated in sales decks, job ads and coffee-break arguments — and almost every failed BIM effort can be traced back to one of them. That a 3D model is BIM. That BIM means Revit. That BIM is a shiny model you hand over at the end. That BIM catches every mistake. That BIM is only for the big, glamorous projects.

Each is false, and each is false in a way that teaches you what BIM actually is. So rather than add another definition, this lesson clears the myths one at a time — and what is left standing, when the myths are gone, is the real thing.

BIM is not magic. It is a method — which is better, because a method you can actually learn.

The geometry myths: 'BIM is 3D' and 'BIM is Revit'

Myth 1 — BIM is 3D modelling. We met this in lesson 1.1: a 3D model with no data behind its objects is a sculpture of a building, not BIM. The 'I' — the structured, reliable information — is what makes it BIM, and a data-rich model matters more than a good-looking one. 3D is where BIM usually lives, but it is not what BIM *is*.

Myth 2 — BIM is Revit (or any single software). Revit is one authoring tool, made by one vendor. ArchiCAD, Vectorworks and Tekla author BIM too; Navisworks and Solibri check it; and open IFC lets a model move between all of them without belonging to any. BIM is a *method*, and no brand can be a method. When a job advert says 'BIM' but means 'Revit', it has quietly shrunk a whole discipline down to one product — and that shrinking is how firms end up locked in, and how good people get overlooked for knowing the method but not the brand.

The scope myths: 'a deliverable', 'only design', 'only big projects'

Myth 3 — BIM is a 3D model you hand over. BIM is not a thing you deliver once; it is a process that runs across the whole life of the building — brief, design, construction, and decades of operation (lessons 1.3 and Module 8). What is handed over is *structured information*, and the model is the vehicle, not the destination.

Myth 4 — BIM is only for design. The model earns its keep long after design: sequencing and cost on site (Module 7), and running the building for fifty years (Module 8). Treating BIM as a design-studio toy leaves most of its value on the table.

Myth 5 — BIM is only for big, complex projects. The information discipline scales *down*: a house modelled well still gains coordinated drawings, reliable quantities and a handover record. What scales with size is the *formality* of the process, not the value of structured information. Small projects can do light-touch BIM and benefit immediately.

The magic myths: 'BIM eliminates errors' and 'more D is more value'

Myth 6 — BIM eliminates clashes and errors. This is the dangerous one, because it is nearly true. Clash detection genuinely finds where modelled elements collide — a duct through a beam — and that is enormously valuable. But it can only check *what you actually modelled*, to the quality you modelled it. It cannot catch what you left out, a wrong parameter, or a bad assumption. Garbage in, garbage out: a model full of errors will confidently coordinate its own errors. BIM is a tool for good teams to make fewer mistakes; it is not a substitute for judgement, and treating a clean clash report as proof of a good building is how you build a well-coordinated disaster (lesson 6.4).

Myth 7 — more dimensions (nD) means more value. 3D, 4D (time) and 5D (cost) are solid and standard. But 6D and 7D mean different things to different people, and '8D', '9D' and beyond are largely marketing. Chasing dimensions is not the same as delivering value; the right information for the actual need beats a bigger number every time (Module 2).

Managing expectations is itself a leadership deliverable; over-promising 'BIM will fix everything' guarantees the disappointment that stalls adoption.

The most seductive myth, because clash detection is genuinely powerful. But it only checks what you actually modelled, at the quality you modelled it — it finds a duct running through a beam, not a duct you forgot to model, a wrong fire rating, or a bad design assumption. Garbage in, garbage out: feed it a careless model and it will cheerfully certify a coordinated disaster. BIM helps good teams make fewer errors; it never replaces judgement, checking or care. A clean clash report proves the geometry does not overlap — nothing more.
