PIM to AIM
The moment a project model becomes an operating asset — and the loop closes
The model that designed the building is not the model that runs it. Handover is where one becomes the other.
Across a project, the team builds a huge, rich body of information — every design option, every coordination detail, every construction record. That is the Project Information Model (PIM): the model as it grows through design and construction, full of everything needed to *create* the building.
But the people who *operate* the building do not need most of it. They need a focused, verified subset: what every serviceable component is, where, and what to know to maintain it. That trimmed, trustworthy record is the Asset Information Model (AIM). Handover is the transition from PIM to AIM — distilling the vast project model down to the reliable asset information an owner will use for decades. It is the culmination of this entire module, and it is where BIM's biggest promise — that the model that designed the building becomes the model that runs it — is either delivered or quietly lost.
The project model creates the building. The asset model runs it. Handover is where one becomes the other — and the loop begins again.
PIM and AIM: two models for two phases of life
The distinction is really about *purpose*. The PIM exists to deliver the project — it carries design intent, analysis, coordination, options explored and abandoned, construction detail. It is large, detailed, and oriented toward *creating* the building. Much of it is irrelevant the day the building opens.
The AIM exists to operate the asset — it carries only the information an owner and facility manager need to run, maintain and modify the building: the spaces, systems and components, with their identity, location, warranties, and maintenance requirements, verified as built. It is leaner, focused, and oriented toward *keeping the building working*. The handover is the act of producing the AIM *from* the PIM: selecting the operationally relevant information, verifying it against the real constructed building, and structuring it so the owner's systems can use it. This is exactly where COBie (Module 4) does its work — as the structured vehicle carrying the asset data across — and where the progressive filling of that data through the project finally pays off.
The handover is a distillation, and a verification
Two things must happen in the PIM-to-AIM transition, and skipping either wastes it. The first is distillation: the AIM is not the whole PIM dumped on the operator — it is the *relevant* information, selected. Handing over everything is as useless as handing over nothing, because the operator drowns. The second is verification: the AIM must reflect the building *as actually built*, not as designed, because construction always deviates from the model in ways that matter to whoever maintains it. An AIM that still describes the design intent, not the installed reality, will mislead the facility manager for decades.
Done well, this is the moment the whole information discipline of the course delivers its return. Because the data was required in the EIR, produced through the CDE, named and traced as containers, and verified along the way, the AIM can be assembled as a trustworthy, structured record rather than reconstructed in panic at the end. Done badly — as a last-minute scramble to compile data nobody captured — the handover produces an AIM the operator cannot trust, and the building's fifty-year information asset is stillborn. The quality of the AIM is the verdict on everything upstream.
Hand over everything and the operator drowns. Hand over the design intent and they are misled. Hand over the verified, relevant slice — that is the AIM.
Keeping the AIM alive, and closing the loop
The handover is not the end of the AIM's life — it is the start of it. A building changes: components are replaced, systems altered, spaces refitted. An AIM that is captured at handover and then left to rot becomes steadily wrong, until it is as untrustworthy as no information at all. So the AIM must be maintained through operation, updated as the building changes, kept as a living record. This is Part 3 of ISO 19650 — the operational phase — and it is the difference between an asset information model and an expensive snapshot.
And here the whole course quietly comes full circle. A well-maintained AIM does not just serve today's operation; it becomes the reliable *starting information* for the building's next project — the refit, the extension, the major maintenance. The owner who wants that work done issues an EIR (lesson 5.3) — and the best possible input to it is a trustworthy AIM from the last cycle. The loop closes: require, produce, manage, hand over, operate, and require again, each turn standing on the verified information of the last. That closed loop, across a building's whole life, is the largest thing BIM is for — and it is why managing the information well, which this module has been about, is not overhead but the entire point.
Three altitudes on the same idea
Read the band that fits you — or all three.
Learn the two models and the transition. The PIM (Project Information Model) is the rich model built during design and construction — everything needed to *create* the building. The AIM (Asset Information Model) is the trimmed, verified information handed over to *operate* it — the spaces, systems and components with their identity, location, warranties and maintenance. Handover is the PIM-to-AIM transition: distil the relevant information, verify it against the as-built building, structure it (COBie carries it) so the owner can use it. And the AIM must then be kept alive as the building changes — a static AIM goes stale — and it becomes the starting information for the building's next project. The loop closes.
Produce an AIM, not a data dump. At handover, select the operationally relevant information from the PIM — not everything — and verify it against what was actually built, because construction deviates from the model in ways the facility manager will feel. Rely on the data having been captured progressively (through the CDE, per the EIR) so the AIM is assembled from trustworthy inputs, not reconstructed at the last minute. Structure it (COBie) for the owner's systems. Remember your handover is judged not by how much you deliver but by how *usable and correct* it is for someone maintaining the building for decades.
Treat the AIM as the project's real deliverable, and design for the loop. The PIM-to-AIM handover is where the entire information effort pays off or is wasted, so specify the AIM in the EIR, resource its progressive capture, and require verification against the as-built condition — not a last-minute scramble. Ensure the owner can ingest and, crucially, *maintain* the AIM through operation (ISO 19650 Part 3), or it goes stale. Then close the loop: a well-kept AIM is the best possible input to the next project's EIR. This life-long cycle — require, produce, manage, hand over, operate, require again — is the largest value BIM offers, and managing the information well is what makes it real rather than aspirational.

Do it yourself
Separate what belongs in the AIM from what stays in the PIM.
- 1List five things in a project model: design options explored, coordination clash history, the installed chiller's manufacturer and warranty, the analysis behind a structural member, the maintenance interval for the lifts.
- 2Sort them into 'stays in the PIM' (design/creation information) and 'goes into the AIM' (operate-the-building information). Notice how much of the rich project model the operator simply does not need.
- 3Take one AIM item — the chiller's data — and ask the verification question: should the AIM record what was *designed* or what was *actually installed*? Say why the difference matters to the person maintaining it.
- 4Finally, close the loop: imagine this building needs a major refit in ten years. Write one line on why a well-maintained AIM is the best possible starting point for that project's EIR — and what it means to say the information cycle never really ends.
The one line to carry out
That completes managing the information — the CDE, ISO 19650, the EIR and BEP, naming and the golden thread, and the PIM-to-AIM handover.
