Office Doors in India: Zone-by-Zone Selection Guide with Costs (2026)
From the glass entrance to cabins, conference rooms, glass partitions, server rooms and fire exits - the right office door for every zone in India, the driver that decides it, and indicative per-door costs.
An office is not one door problem - it is seven. The automatic glass door that greets a visitor at reception has nothing in common with the fire-rated steel door guarding the server room, and neither resembles the acoustic flush door that keeps a salary conversation inside the HR cabin. Treat the whole floor as a single door specification and you will overspend at the pantry and under-build at the fire exit - the one place a wrong choice becomes a legal and life-safety problem.
The smart way to spec an office is zone by zone. Each zone has one dominant driver - acoustics, access control, fire and egress code, brand image, fast fit-out, or sheer durability - and that driver should decide the door before aesthetics enters the room. This guide walks the floor plate from the front door inward, names the recommended door for each zone, explains why, and gives indicative 2026 rupee costs. For the underlying door types and hardware, follow the links to the Studio Matrx type guides rather than re-reading them here.
The six drivers that decide an office door
Before the floor plan, fix the lens. Every office door is chosen against one or more of these:
- Acoustics - cabins, HR rooms, conference rooms and phone booths need speech privacy. A hollow flush door leaks; you need a solid-core or acoustic door with seals (target STC 30-40).
- Access control and security - the entrance, server room, finance and HR zones need controlled, audited entry. This is where electronic access control and smart locks live.
- Fire and egress code - NBC 2016 and IS 3614 govern stairwell doors, fire exits and server/electrical rooms. These are non-negotiable and inspected.
- Brand image - the entrance and conference room are seen by clients. Glass, framing quality and finish carry the brand.
- Fast fit-out - commercial leases run on tight timelines. Dry, modular, factory-finished doors (aluminium-glass, demountable partitions) install faster than wet site joinery.
- Durability - office doors cycle hundreds of times a day. Closers, kick plates and robust cores prevent year-one sag and damage.
Zone 1 - the office entrance
The entrance is brand plus security plus traffic. For a mid-to-large office, the default is an automatic sliding glass door integrated with the access-control turnstile or reader - it handles two-way visitor flow hands-free, looks premium, and reads as a serious workplace. Smaller offices use a framed aluminium-glass swing or sliding door with a floor spring and a maglock or electric strike tied to the reception desk.
Specify toughened glass, a reliable sensor and battery backup so the door fails safe (open) on power loss along the egress path. See automatic glass doors in India for the mechanism and glass doors in India for glazing and patch-fitting basics, and door access control in India for the reader, controller and audit-trail side. Detailed selection is covered in office entrance doors in India.
Zone 2 - manager and HR cabins
Cabins are an acoustics-and-privacy problem first. A standard hollow flush door tells the whole floor what is being discussed inside; a solid-core flush door with a full-frame seal and a drop-down bottom seal holds a normal conversation in. Where the brand wants visible-but-private leadership offices, use a framed glass door with a switchable or frosted panel plus acoustic seals.
Add a quality concealed or surface door closer so cabins always self-latch, and a lever handle with privacy/office function lock. The deep dive lives in office cabin doors in India; for the closer specification see the door hardware guide for India.
Zone 3 - the conference room
The conference room is where acoustics and brand peak together. A wrong call here leaks confidential strategy and looks cheap to the client across the table. The default is a double-leaf framed glass door - it signals openness, lets in borrowed light, and the two leaves give a wide, formal entrance for a full room. Where strict confidentiality matters (board, legal, finance), specify an acoustic flush or laminated-glass door with a rated STC and full perimeter seals.
Double doors need coordinated closers and a flush bolt or coordinator on the inactive leaf. The full treatment is in conference room doors in India.
Zone 4 - open-plan glass partition doors
Modern Indian offices are increasingly demountable glass-partition systems - they sub-divide the floor without permanent masonry, install fast, and can be reconfigured at the next fit-out. The doors within these systems are framed or frameless glass swing/sliding doors matched to the partition - chosen for light, openness and speed of installation rather than acoustics (single-glazed partitions are not very private; specify double-glazed acoustic partitions where privacy is needed).
This is the fast-fit-out zone: the entire system is dry, factory-cut and reconfigurable. See office glass partition doors in India for systems, glazing and hardware.
Zone 5 - server and electrical rooms
This is the one zone where the door is a code and life-safety item, not a design choice. Server, UPS, BMS and electrical rooms must contain fire and resist forced entry. Specify a fire-rated steel door (60-120 min per IS 3614) with intumescent seals, a self-closing device, and electronic access control with audit logging. No glass vision panel unless it is fire-rated wired/ceramic glass.
This door must self-close and latch every time - a wedged-open server room door defeats the fire rating. Read fire-rated doors in India for ratings and certification and server room doors in India for the full secure-room specification, including interlocks where two-stage entry is required.
Zone 6 - pantry, washrooms and store
These are the value zones - high cycle, wet or messy, low visibility, no privacy stakes beyond a washroom latch. Use PVC or laminate-faced flush doors with a moisture-resistant core for pantry and washrooms, and a plain flush or laminate door for the store and utility cupboards. Avoid solid teak here - it is wasted money in a wet, high-churn zone.
Zone 7 - the fire exit and stairwell
Every office above a single floor or beyond a threshold occupant load needs compliant egress. Stairwell and escape-route doors must be fire-rated, self-closing, fitted with a panic/push bar, and open in the direction of escape. They must never be locked against egress - access control on these doors must release on fire alarm or power loss. This is inspected by the fire department and is a condition of the occupancy and fire NOC.
Coordinate the panic hardware, closer and rating; see fire-rated doors in India for the certification side and the door access control in India guide for fail-safe egress wiring on controlled exits.
Zone-by-zone recommendation and cost table
Indicative 2026 supply-plus-fit costs per door, standard 3x7 ft unless noted; varies by size, finish, brand and city; add 18% GST. Automatic and double doors cost more for the wider/sensor-driven assembly.
| Zone | Recommended door | Deciding driver | Indicative cost per door (₹) |
|---|---|---|---|
| Entrance | Automatic sliding glass / framed aluminium-glass | Brand + access control + traffic | 60,000-2,50,000+ (auto, incl. sensors) |
| Manager / HR cabin | Solid-core flush (acoustic) or framed glass | Acoustics / speech privacy | 9,000-30,000 |
| Conference room | Double-leaf framed glass (or acoustic flush) | Brand + acoustics | 35,000-1,20,000 (double) |
| Open-plan partition door | Framed / frameless glass swing or sliding | Fast fit-out + light | 18,000-55,000 |
| Server / electrical room | Fire-rated steel + access control | Fire code + security | 18,000-55,000+ (incl. ACS) |
| Pantry / washroom | PVC or laminate flush (moisture-resistant) | Durability + value | 2,500-9,000 |
| Store / utility | Plain flush or laminate | Value | 3,000-9,000 |
| Fire exit / stairwell | Fire-rated steel + panic bar, self-closing | Egress code (NBC + IS 3614) | 15,000-45,000+ |

Inline plan - office zoning of doors
The figure shows how the drivers map onto a typical floor plate: glass and access at the front, acoustics in the rooms, fire and security at the back.
Do and don't
- Do put a self-closing device on every cabin, conference, server and fire door - office doors left ajar leak sound, defeat fire ratings and look untidy.
- Do wire all access-controlled doors on the egress path to fail safe (release) on alarm and power loss.
- Don't specify single-glazed glass partitions where you actually need speech privacy - upgrade to double-glazed acoustic systems for those rooms.
- Don't wedge open or lock a fire/stairwell door - it is the single most common fire-inspection failure.
- Do standardise on one or two leaf sizes and one hardware family across the floor; it speeds the fit-out and simplifies spares.
Standards quick reference
- NBC 2016 - door and corridor widths, egress widths by occupancy load, and exit doors opening in the direction of escape.
- IS 3614 - fire-resistance ratings for fire-check doors (30/60/90/120 min) used at stairwells, server/electrical rooms and fire compartments.
- RPwD 2021 - accessible clear width at least 900 mm, lever handles and threshold not exceeding 12 mm where the office must be wheelchair-accessible (reception, washrooms, main circulation).
- Self-closing and panic hardware - mandatory on fire and escape doors; closers strongly recommended on all rated and acoustic doors.

Frequently asked questions
What is the most cost-effective door strategy for an office fit-out?
Spend where the driver is high-stakes - the automatic glass entrance, the conference room, the fire exit and the server room - and economise in the value zones with PVC or laminate flush doors at the pantry, washrooms and store. Standardising leaf sizes and one hardware family across the floor cuts both cost and lead time. Use the commercial door cost calculator to model the full schedule.
Do office cabin doors really need acoustic treatment?
Yes for HR, finance, leadership and any room where confidential conversations happen. A hollow flush door has almost no speech privacy. A solid-core flush door with perimeter and bottom seals (target STC 30-40) is an inexpensive upgrade that prevents the most common office complaint - being overheard. See office cabin doors in India.
Are fire-rated doors mandatory for the server room?
For server, UPS and electrical rooms the building code expects fire compartmentation, so a fire-rated, self-closing door (typically 60-120 min per IS 3614) is the norm, combined with electronic access control. Confirm the rating against your building's fire scheme and local fire NOC conditions. Details are in fire-rated doors in India and server room doors in India.
Can access control be fitted on a fire-exit door?
Yes, but it must fail safe - the lock must release automatically on a fire-alarm signal and on power loss so no one is ever trapped, and a panic/push bar must allow free egress from inside at all times. This fail-safe egress wiring is covered in door access control in India.
How wide should office doors be for accessibility?
Where the office must be accessible, RPwD 2021 calls for a clear opening of at least 900 mm with lever handles and a threshold no higher than 12 mm on the main entrance, reception, accessible washroom and primary circulation route. Plan widths and clearances with the office door planner.
