Two questions, one tool. How many bays fit in a given parking floor, or how many bays must the building provide from its built-up area and the local parking ratio. Both are planning estimates — the statutory ratio and the real layout come from your bye-laws and a parking layout.

Gross area per car including its share of aisles, ramps and columns — commonly ~25–32 sqm for a surface/stilt lot, more in a tight basement.
1000 sqm ÷ 28 sqm per car.
The area-per-car allowance is the single biggest lever — a mechanical/stack system packs more per sqm, a tight basement with columns packs less. A parking layout confirms the real count.

The binding parking requirement and the Equivalent Car Space (ECS) definition come from NBC (SP 7:2026) and your local development-control regulations / municipal bye-laws, and the achievable bay count comes from an actual parking layout by a professional.
