The parts of a plan no one is assigned to - the routes, the core, the depth of the floor and the reach of its daylight - quietly decide how much of a building you can use and how it feels to be in, and learning to design them is where space planning becomes architecture

The space no one is assigned to - the routes, the core, the daylight - is the space that decides whether the plan works at all.

When we plan a workplace we naturally think about the things people occupy: the desks, the meeting rooms, the cafe. But a floor is also full of space that belongs to no one in particular - the corridors and walkways people move through, the core of lifts and stairs they pass, the deep middle the daylight never reaches. This connective tissue is easy to treat as leftover, the space that is simply whatever remains after the rooms are placed. That is exactly backwards. Circulation, the core and the geometry of the floor plate are not leftovers; they are the framework that determines how much of the building you can actually use and how it feels to be in.

This lesson is about designing that framework well. We will separate primary from secondary circulation and see why clear movement is both an efficiency and an experience question; look at the building core and how its size and position drive the efficiency ratio you met in Lesson 2.1; understand why floor-plate depth governs how far daylight reaches and therefore how much of a floor is genuinely pleasant to work in; and hold the honest balance at the centre of all planning - efficiency against experience - before ending on the principle that ties the module together: make the perimeter, where the daylight and views are, truly count.

Primary and secondary circulation

Circulation is the space given to movement, and it comes in a clear hierarchy. Primary circulation is the main network that connects the core to the whole floor and links the major zones - the routes everyone uses to get from the lift to their neighbourhood, to the meeting rooms, to the cafe and to the exits. It must be continuous, legible and generous enough for the traffic it carries, and it is closely bound up with egress, since the primary routes are usually also the escape routes (a matter verified with the code and the fire specialist). Secondary circulation is the finer, local movement within a zone - the aisles between desk runs, the path to a particular room. Circulation is simultaneously an efficiency question and an experience one, and good design refuses to sacrifice either. On the efficiency side, circulation is unoccupiable area - it is part of the gap between gross and net occupiable space - so too much of it, or a tangled inefficient layout, wastes floor you are paying for. A convoluted plan where people wander, double back or cut through teams to get anywhere is burning area and goodwill at once. On the experience side, circulation is how people actually encounter the workplace: the primary route is the building's main street, and whether it is a dreary corridor or a generous, daylit spine along which people meet, pause and bump into one another makes an enormous difference to how social and alive the office feels.

The craft is therefore to make circulation efficient and rewarding at the same time, which usually means a clear, simple primary network rather than either a maze or a bloated excess of corridor. A well-planned primary route is direct and easy to read - you can find your way without signage - and it is placed to do double duty: running it past the social heart, along the windows, or through the collaboration zones turns necessary movement into valuable encounter. The worst circulation is the accidental kind, the space left over once everything else is placed; the best is deliberately designed as both the floor's efficiency backbone and its main social artery. Plan the movement on purpose, and the rooms it serves work better for it.

The building core and how it drives efficiency

The building core is the concentrated bundle of a building's fixed, shared infrastructure: the lifts and their shafts, the fire-escape stairs, the main toilets, the major vertical service risers for power, data and air, and often the primary electrical and plant rooms. It is the backbone that lets a multi-storey building function, and because it stacks vertically through every floor, its size and position are fixed early and are effectively permanent - no fit-out moves a lift shaft. This is why the core is one of the most consequential decisions in the whole life of a building, and almost entirely the architect's to make.

The core is the single biggest driver of the efficiency ratio you met in Lesson 2.1. Every square metre of core is gross area that can never be occupiable, so a bloated core depresses efficiency on every floor forever, while a tight, well-organised one lifts it. But efficiency is not only about the core's size; its position matters just as much. A central core - the common high-rise arrangement - pushes all the occupiable space to the perimeter, which is excellent for daylight and views but can leave deep, awkward corners and constrain how the floor is divided. A side or end core opens up a single large, uninterrupted floor plate that is wonderfully flexible to plan and lets daylight in from more sides, but it can be less efficient in a tall tower and concentrates vertical transport at one end. Split or double cores suit long or large plates. None is simply best; each shapes the floor the interior team inherits in a different way.

For the planner working inside a given building, the core is a fixed fact to be exploited well rather than fought. Its walls are solid and permanent, so the zone immediately around it is naturally suited to the things that need enclosure and no daylight - internal meeting rooms, store and copy, server and support space, some tea points - which is why blocking (Lesson 2.2) pushes support to the core zone and people to the perimeter. Reading the core correctly - understanding what it fixes, where it helps and where it constrains - is the difference between a plan that works with the building and one that wastes its effort struggling against it. And every core decision touches egress and services capacity, which are confirmed with the code and the relevant engineers.

Floor-plate depth and the reach of daylight

One geometric property of a floor quietly governs how good it can ever be to work in: its depth, the distance from the window-line (the facade) to the core or to the opposite facade. Depth matters because daylight only reaches so far into a building. As a well-established planning rule of thumb, useful daylight from a side window penetrates roughly two to two-and-a-half times the window head-height into a room before it falls away - which, for typical office glazing, means meaningful daylight reaches only something like six to seven metres in from the facade. Treat that figure as an illustrative benchmark to calibrate with a daylighting analysis, not a precise limit, because it depends on glazing height, orientation, external obstructions and the latitude - very relevant in India's bright but hot climate, where daylight is abundant but so is glare and heat to manage. The consequence is direct. A shallow plan - a thin floor plate with no point far from a window - can be daylit almost throughout, and nearly all of it is pleasant to occupy, but such plates are less efficient (more facade and core per unit of floor) and may not suit large single-floor teams. A deep plan - a fat plate with a large distance from facade to core - is efficient and flexible and can hold big contiguous teams, but its centre is permanently beyond daylight's reach and depends on artificial light, which, if that dark core is filled with desks, means people working all day without a view or natural light. Neither is wrong; they are different trades, and a great deal of a building's eventual quality is set by where it lands on this spectrum - a decision made in the shell, long before the fit-out.

For the planner, plan depth dictates a simple discipline about what goes where through the depth of the floor. Put the spaces where people spend long hours - the open desks, the settings people occupy for most of the day - in the daylit band near the perimeter, and put the spaces that do not need daylight - enclosed meeting rooms, focus booths that benefit from no distraction, store, support and the core-adjacent functions - in the deep zone. Done well, even a deep plan can feel good, because the daylight-hungry uses all sit in the light and the deep middle is occupied by things that are content without it. Done carelessly - desks in the gloom, meeting rooms hogging the glass - a plan fights its own daylight and no lighting design fully rescues it.

Balancing efficiency against experience - making the perimeter count

Everything in this lesson, and much of the module, comes down to one honest tension: efficiency versus experience. Efficiency is the pull toward getting the most usable, lettable area from a building - tight core, deep plate, minimal circulation, dense desks - and it is a real and legitimate concern, because space costs money and waste helps no one. Experience is the pull toward a workplace that is genuinely good to be in - daylight and views for the many, generous and social circulation, variety and room to breathe - which is what makes an office worth choosing in the first place. Push all the way to efficiency and you get a profitable diagram that people quietly hate and avoid; push all the way to experience with no discipline and you get a beautiful, wasteful space that does not add up. Mature planning holds the two in tension rather than surrendering to either.

The reconciling principle, and the one to carry out of this module, is to make the perimeter count. The perimeter - the window-line with its daylight and views - is a building's scarcest and most valuable asset, a strictly limited length that, once allocated, is fixed. How you spend it is the highest-leverage experience decision a planner makes. The widespread modern conviction, and the course's recommendation, is that the perimeter should generally serve the many, not the few: give the daylight and views to the open working areas where most people spend their days, and to shared settings everyone can use, rather than lining the glass with a handful of enclosed offices that wall the daylight off from the floor behind them. Pushing enclosed rooms, which do not strictly need a view, toward the core zone and bringing the people who do need light to the glass is one of the biggest single improvements a plan can make to daily working life - and it often improves efficiency too, by putting the deep space to productive use.

Hold the balance honestly, as the whole course does. This is not a rule that every office must be fully open or that no one may have an enclosed room; some functions genuinely need enclosure, and some at the perimeter. It is a default to reason from: spend the scarce, precious edge on the most people and the shared life of the office, make circulation efficient and rewarding at once, put daylight-hungry uses in the light and daylight-indifferent ones in the depth, and keep the binding constraints - egress, accessibility, services and structure - with the code and the specialists. Do that, and the connective tissue most plans treat as leftover becomes the very thing that makes the workplace both efficient and worth the journey.

Coordinate the core, egress stairs, occupant loads and services capacity with the fire and MEP specialists, and remember that a shell which makes the perimeter serve the many is worth more than almost any later flourish.

Misconception check

The most efficient office is the best one - maximise usable area with a deep floor plate, a tight layout and minimal circulation, and put the enclosed offices along the windows where they belong.

Efficiency matters, but treating it as the only goal produces offices people quietly hate and avoid - which, now that coming in is a choice, is a failure even in business terms. Three corrections follow. First, circulation is not pure waste to be minimised into a maze; a clear, generous primary route is both more efficient than a tangled one and the social main street of the floor, so it should be designed, not squeezed. Second, a deep plate maximises area but leaves a large core zone beyond daylight's reach, and filling that gloom with desks condemns people to work all day without light or view; daylight-hungry uses belong at the perimeter and daylight-indifferent ones (meeting rooms, store, support) in the depth. Third, and most important, lining the windows with enclosed offices walls the daylight off from the whole floor behind them - the opposite of good practice. The scarce, precious perimeter should generally serve the many: give the light and views to the open working areas and shared settings, and the office becomes both efficient and worth the journey.
