- The height cap limits you to 3 floors, so the full permissible FSI cannot be used. Raising the height limit or the footprint would recover it.
This tool does the buildability arithmetic from the values you enter. It does not tell you what the permissible FAR, coverage, setbacks or height are for your plot — those are set by your sanctioning authority and vary by zone, road width and use. Confirm every parameter against the sanctioned bylaw and your licensed architect/engineer.
How it works
The setbacks carve the buildable rectangle out of the plot; ground coverage caps the plan area. The tool takes whichever binds and draws the envelope to scale.
FAR/FSI sets the total built-up area; the floor-to-floor and height cap set how many floors reach it. The tool tells you the achievable built-up, the floor count and which constraint is binding.
It does the arithmetic — it does not assert your plot's legal limits. Read the permissible figures off the sanctioned bylaw (city presets link to the Atlas) and confirm with your architect. Then export the PDF.
