The RBI holds the repo rate at 5.25% — but the bigger story is still SP 7:2026 quietly replacing the National Building Code under every architect's feet.

Effective 30 Apr 2026

NBC 2016 withdrawn; National Building Construction Standards (SP 7:2026) is now the reference framework

BIS has replaced the National Building Code of India 2016 with the National Building Construction Standards 2026 (SP 7:2026), shifting from a prescriptive to a performance-oriented regime — architects, structural engineers and fire consultants now carry greater responsibility for selecting tested systems that meet required outcomes. NBC 2016 was withdrawn with no formal transition window; the states will adopt it into local byelaws at different speeds.

RBI

Decision 5 Jun 2026

RBI holds the repo rate at 5.25%, neutral stance

At its 3–5 June MPC meeting the RBI kept the repo rate unchanged, so floating home-loan EMIs stay flat for now — relevant when advising clients on the timing of project financing, and for residential demand.

State adoption of NBCS 2026 — watch your own state, no national switch-on date

Because SP 7:2026 is a reference framework, each state and municipal authority must amend its own byelaws. Watch your state's DTP/UDD notifications over the coming weeks rather than assuming a single national changeover.

MahaRERA quarterly project updates — rolling Section 11 obligation

Promoters must keep project information current each quarter and file audited annual statements; non-filing is a Section 11 violation. On RERA-registered projects, confirm your drawings and area statements feed the promoter's update on time.

Observations Feb–May 2026

The Supreme Court's stinging RERA remarks — and a role for architects

A bench led by CJI Surya Kant questioned whether RERA serves builders over homebuyers, and suggested domain experts such as urban planners and architects are better placed than retired bureaucrats to shape real-estate regulation — a notable signal for the profession's policy role. (Oral observations in a hearing, not a binding judgment.)
