Centre-line dimensioning that adds up — and schedules that tabulate

The architectural working drawing sets out the building for construction, and this unit is about getting the numbers right. Plans are dimensioned to a consistent reference — usually wall centre-lines — and the golden check is that the chain of dimensions must add up to the overall, or the drawing gives the builder two different answers. You never dimension the same thing twice, because over-dimensioning plants conflicts. And repetition is handled with a schedule: doors and windows keyed by type and tabulated once, not annotated at every opening.

A consistent reference

Centre-line dimensioning

Plans are dimensioned to a consistent reference — usually the centre-lines of walls and columns (the structural setting-out). What matters is holding that reference throughout: mixing centre-line and face dimensioning in one string is a classic error that stops the numbers adding up.[1, 2]

Dimension to a consistent reference

Architectural plans are dimensioned to a CONSISTENT reference — usually the CENTRE-LINES of walls and columns, sometimes a chosen face — so the numbers describe the structural setting-out, not just the surface. Centre-line dimensioning suits masonry set out about an axis; face dimensioning suits finished openings. What matters is CONSISTENCY: pick the reference and hold it throughout, because mixing centre-line and face dimensions in one string is a classic error that makes the numbers stop adding up.[1, 2]

Reconciles

A string whose parts don’t sum to the overall gives two conflicting instructions. And you build to these figures — never by scaling the drawing.

Over-dimensioning is a fault

'More dimensions is safer' is a MYTH. Dimension each thing ONCE, from a logical datum. Give the same distance twice and, after any edit, the two figures will disagree — and the builder cannot tell which is correct, so a well-meant 'safety' dimension becomes a defect. Good dimensioning is COMPLETE (every needed size is given once) but not REDUNDANT (no size given twice). Keep dimension lines clear of the object, group them in tidy strings, and let each figure appear in exactly one place.[1]

The joinery schedule

Doors and windows are handled with a schedule, keyed by type (D1, W2) and tabulated once — fifty identical doors become one row referenced fifty times. It keeps the plan clean and makes a change a one-line edit — provided the plan tags and schedule rows always agree.[1, 3]

Tabulate, don't annotate

Doors and windows are handled with a SCHEDULE, not by annotating every opening. Each opening is keyed by TYPE — D1, D2, W1 — and the schedule tabulates each type's size, material, finish, glazing and ironmongery once. Fifty identical doors become one schedule row referenced fifty times on the plan. This keeps the plan clean, puts the information in one place, and makes a change (say, a finish) a one-line edit instead of fifty. The plan tags and the schedule must always agree.[1, 3]

Apply it

Study task

Draw the dimensioned plan of a two- or three-room flat. Dimension it to a consistent reference (centre-lines), give both the segment (chain) and the overall dimensions, and prove that every string adds up to its overall — write the sum in the margin as a check. Make sure nothing is dimensioned twice. Add the standards: a north point, a scale bar, grid lines and floor levels. Finally, prepare a door and window schedule keyed by type, and tag every opening on the plan to match its schedule row exactly. The test is that a builder could set the plan out from your figures alone, with no string that fails to reconcile and no opening whose tag and schedule disagree.
