The bedroom and the living room are where a home is truly lived in. Circulation and turning space, transfer room on both sides of the bed, provision for a hoist, and designing for adaptability decide whether a house can be a home for a whole life, not just for the years the owner happens to be able-bodied

The hook

A house you can only live in while you are able-bodied is a house that will one day evict its own owner.

We tend to design bedrooms and living rooms for a snapshot: the family as it is on the day the drawings are signed, everyone fit and mobile, the furniture arranged for a photograph. But a home is lived in over decades, and the people in it change - a child arrives, someone breaks a leg, a parent moves in, the owners grow old. The bedroom that worked at forty can become a trap at eighty: no room to get a wheelchair beside the bed, a door too narrow for a walking frame, a bathroom you cannot reach without stairs. When that happens, people are forced out of homes they love and into care they did not want, not because of their bodies but because of decisions drawn years earlier.

The rooms of rest and daily life deserve the same rigour as the WC and the kitchen. Circulation and turning space, transfer room beside the bed, quiet provision for a hoist should it ever be needed, and above all designing for adaptability - these are what let a house be a home for a whole life. And the striking thing, as always, is how much of it costs little or nothing when built in early and how ruinously expensive it is to add later. This lesson closes the module on the rooms where inclusive design is most personal.

Circulation, doors and turning in the bedroom

An accessible bedroom begins, like every accessible space, with getting in and moving around. The door must be wide enough in the clear for a wheelchair or a walking frame - the same clear-width thinking you met in Module 2 - and the approach to it from the hall must itself be part of a continuous accessible route, with no step at the threshold. Inside, there has to be enough clear floor to move between the bed, the wardrobe, the window and the door, and crucially a turning space - the familiar 1500 mm circle, or an equivalent T-turn - so a wheelchair user can rotate and leave the way they came rather than reversing blind out of the room.

Where that turning space sits is a real design decision, not an afterthought. It should overlap the useful parts of the room - near the bed and on the route to the door and the en-suite - not be marooned in a corner behind furniture where it cannot actually be used. The plan opposite shows a bedroom organised around this: a clear route in, a turning circle that touches the bed and the door to the en-suite, and furniture arranged so the clear floor is continuous rather than chopped into unusable slivers. Beds, wardrobes and chests are easy to draw as though they float, but on the ground they are what eats the circulation, so place them deliberately.

Don't forget the controls and the connections that make a bedroom usable from the bed. Light switches, sockets and window controls within reach matter enormously to someone who cannot easily get up - a light you can turn on before you stand, a socket you can reach without crawling under the bed, a window you can open without climbing. Set switches lower and sockets higher than old habit dictates so both fall within a comfortable range for a seated or standing person alike (a common guidance approach brings them into a shared reachable band - confirm the figures locally). A well-placed two-way switch by the bed and by the door, and a reachable emergency means of calling for help where relevant, turn a bedroom from somewhere you are put into somewhere you can run yourself.

The bed, transfer space and access on both sides

The bed is the centre of the bedroom and the point where accessibility is most often quietly lost. A person who transfers from a wheelchair to the bed - or who is helped to transfer - needs clear transfer space alongside the bed, wide enough to bring a chair parallel and move across, just as at the WC. Push the bed into a corner against two walls, as we habitually do to save space, and you make transfer possible from only one side, or from none. So the first move is often simply to pull the bed away from the walls and give it clear space on the side, or sides, where transfer will happen.

Better still, where it can be afforded in the plan, is access on both sides of the bed. This matters for more reasons than one: transfer is handed, as you learned at the WC, so the side a person can move to and from is not a free choice; a carer may need to work from one side while the person is on the other; and a couple sharing a bed each need their own way in and out. A double bed jammed against a wall forces the person on the inside to clamber over their partner - trivial at thirty, impossible at eighty or after a hip replacement. Clear space on both long sides is one of the most useful and most overlooked moves in an accessible bedroom.

Bed height is the other half of transfer, and it belongs as much to the interiors and furniture decision as to the plan. A bed the same height as the seat of a wheelchair makes a level, sideways transfer far easier and safer; a bed much lower or much higher turns transfer into a lift or a drop. A very low platform bed may look elegant but can be genuinely dangerous to get out of for an older or disabled person, while an over-tall bed leaves feet dangling. Aim for a transfer-friendly height and firm edge, and remember an adjustable-height profiling bed may be needed where care is involved. As always these are typical-guidance judgements to tune to the actual user and confirm against local standards where they apply, not fixed numbers to impose.

Provision for a hoist - designed in, unseen until needed

For people who cannot transfer independently, a hoist is the equipment that makes staying at home possible - and the difference between a good and a bad design is almost entirely made years before the hoist is ever bought. A mobile floor hoist can be used in many rooms, but it needs clear floor space and a clear path, and it is bulky and awkward. A ceiling-mounted hoist, running on a track fixed to the structure, is far more elegant and independence-giving: it can carry a person from the bed to a wheelchair, to the en-suite WC or shower, along a fixed route, often operated by the person themselves or by a single carer. The catch is that a ceiling hoist needs structure to hang from and a route to run along, and both are extremely disruptive to add to a finished house.

This is where quiet foresight pays off enormously. You do not have to install a hoist in every bedroom - most will never need one - but you can design so one could be added without demolition. That means considering, at design stage, whether the bedroom ceiling and the wall between bedroom and en-suite could carry a hoist track, keeping that potential route free of obstructions, and where a home is being built for known or likely future needs, actually providing the structural backing or a track zone even if the hoist itself waits. It is the same principle as the wall blocking behind a future grab rail, scaled up: a small, cheap allowance now versus a major, costly, invasive retrofit later.

The route the hoist serves is a planning decision too. A ceiling hoist is most valuable when it links the bed directly to the en-suite - so the bedroom and its bathroom should be planned adjacent, with the wall between them able to take a track through, or the two rooms arranged so a track can run from one into the other. A bedroom on the far side of the house from any accessible bathroom cannot be rescued by a hoist. Plan the bed-to-bathroom relationship early, keep the ceiling route in mind, and you leave the door open to a level of independent living that a thoughtless plan closes off forever. Confirm structural and equipment requirements with the relevant specialists and standards when a hoist is actually specified.

Adaptability and living spaces for a whole life

Everything in this lesson points to a single, powerful idea that runs right through inclusive housing: adaptability. Most homes will not need a hoist, a hospital bed or grab rails on the day they are finished - but a great many will need some of them eventually, and the homes that can adapt gracefully are the ones people get to grow old in. Two long-established frameworks capture this. Visitability is the modest, achievable baseline that any home should meet so that a disabled person can at least visit - typically a step-free entrance, a doorset wide enough to pass, and an accessible WC at entrance level. Lifetime Homes thinking goes further, building in features and, just as importantly, the potential for features, so a house can flex as its occupants' needs change across a lifetime - ageing in place, rather than being moved on.

In practice, adaptability is a set of cheap allowances made early. Provide wall blocking where grab rails might one day go. Design at least one potential bed-space and accessible bathroom at entrance level, or the clear structural potential for a future through-floor lift or stair-lift, so a person who can no longer manage stairs is not exiled to the ground floor or out of the house entirely. Leave a bathroom and bedroom that can be enlarged or linked if walls are non-loadbearing and services allow. A knock-out panel - a section of non-structural wall built to be removed easily - between a bedroom and bathroom, or between two small rooms, lets a home be reconfigured later without a building site. None of these is visible or costly in the finished house; all of them are close to impossible to add cheaply once it is built.

The living spaces deserve the same generosity of thought. A living room needs clear circulation and a turning space so a wheelchair user is a participant in family life, not parked at the edge; furniture arranged to leave a clear route; reachable controls, sockets and switches; good, glare-free, adjustable lighting; and level thresholds to any balcony or terrace so outdoor space is not fenced off by a lip. The aim across the whole home is simple and humane, and it is the note this module ends on: a house should be able to hold a person through every stage of their life - birth, childhood, injury, parenthood, age and disability - rather than quietly evicting them the moment their body changes. Build that adaptability in from the first sketch, frame every dimension as typical guidance to confirm locally, and you design homes people never have to leave.

Take one real bedroom and its bathroom and redesign them to serve the same person across a lifetime - fit at forty, using a wheelchair at eighty. Work at scale so transfer and turning are honest.

Ordinary homes are exactly where this matters most, because ordinary people become disabled, injured, pregnant and old in them. A home designed only for its owners as they are on move-in day will, sooner or later, fail them: no transfer space beside the bed, a door too narrow for a frame, bedrooms and bathrooms that cannot be adapted without a building site. The result is people forced out of homes they love into care they did not choose. Visitability and Lifetime Homes thinking apply to mainstream housing, not niche projects: a step-free entrance, a wide doorset, an entrance-level WC, wall blocking for future rails, a bed-to-bathroom relationship that could take a hoist, and knock-out panels for later change.
