Built-up area plus your proportional share of common spaces — lobby, lift, staircase, clubhouse, corridors. It's the largest of the three numbers, which is exactly why builders advertise it.
The brochure number
When a broker quotes the size of a flat, they almost always mean super built-up. Ask for the carpet area before you compare two flats — it's the honest basis.
