Choosing the taps, sanitaryware, tiles, worktops and cabinetry that survive a wet, hard-working life - spending where it matters, saving where it does not, and specifying well enough to get what you chose
These are the parts you touch every day for twenty years - so the right question is never just what looks good, but what still works, still seals and still cleans easily a decade from now.
After the hidden, serious work is done - the services coordinated, the drainage respected, the waterproofing tanked and tested - you arrive at the part everyone thinks of as the renovation: the taps, the sanitaryware, the tiles, the worktops and the cabinetry. These are the visible, tactile choices that the room will be judged by, and they are genuinely where a kitchen or bathroom becomes a pleasure or a daily irritation. But they carry a trap: because they are the fun part and the showroom part, they are usually chosen on looks and price, when the decision that actually matters is durability in a wet, hot, hard-working environment over ten or twenty years.
So the discipline of this final lesson is to choose fittings, fixtures and finishes the way you would choose any working component - for how they perform and wear, not just how they photograph. A tap is touched thousands of times a year; a worktop takes heat, water, knives and acid; a floor tile is either slip-resistant or a hazard; a cabinet either shrugs off moisture or swells and delaminates. The good news is that spending well is not the same as spending a lot: the skill is to put money where it is used hardest and hardest to replace, and save where a choice is cheap and easy to change later - and then to specify clearly enough that you actually receive what you chose, rather than the cheaper substitute that so often arrives on site.
Spend on the guts (cartridge, worktop, carcass, hinges), save on the faces (doors, handles). Then write it down.
Taps and sanitaryware - quality where it is used hardest
Taps, mixers and sanitaryware are the archetype of spend-where-it-matters, because they are used constantly, are connected into the plumbing, and are disproportionately annoying and disruptive to replace once everything is tiled and fitted. A tap is operated thousands of times a year; the part that determines whether it lasts a decade or drips within months is the cartridge inside it - a good ceramic-disc cartridge in a solid brass body will serve quietly for years, while a cheap cartridge in a thin alloy body starts to drip, stiffen and corrode quickly, especially in India's often hard water. So the money spent on a tap is really buying the cartridge, the body metal and serviceability - choose a common, well-supported type whose cartridge you can actually buy and replace later, not an exotic import nobody stocks.
Sanitaryware - the WC, cistern and basin - rewards the same thinking. The ceramic itself is usually fine across price points; what varies and what fails is the working mechanism: the flush valve and inlet in the cistern, the seals, and the fit of a wall-hung frame. A reliable flush mechanism from a well-supported brand, and a WC design whose spares you can get, is worth far more than a fashionable shape. For a wall-hung WC or basin, remember the concealed cistern and frame must be accessible for service - design the access in, because a concealed mechanism that cannot be reached is a future wall-demolition waiting to happen.
The hidden high-stakes fitting is the shower valve or concealed mixer, because it is buried in a tiled, waterproofed wall: if a cheap one fails, reaching it means breaking into that wall and its tanking - so here, even more than at the basin, quality and a serviceable, well-supported type earn their price many times over. Design in access where the system allows it, and never economise on the one tap you cannot get at.
The overarching judgement is where the fixture sits on the use-and-replace scale. High-use, hard-to-replace, plumbed-in items (taps, mixers, the WC mechanism, the shower valve) deserve quality and serviceability; low-use, easy-to-swap, decorative items (a basin's exact shape, a towel rail, handles) can be chosen on budget and looks because replacing them later is trivial. Buying a beautiful cheap tap and a plain reliable one is exactly backwards - you will live with the drip and throw away the beauty.
Tiles and surfaces in a wet environment
Tiles are the dominant finish in kitchens and bathrooms, and choosing them well is mostly about matching the tile to its job and location rather than to a mood board. The first and most safety-critical property is slip resistance: a floor tile in a wet zone must have an appropriate slip rating, because most household falls happen on wet bathroom floors and a glossy, beautiful tile that is lethal underfoot is simply the wrong product there - rating beats looks on any wet floor. Wall tiles, which are not walked on, can be glossier and more decorative. The second property is water behaviour: porcelain and fully-vitrified tiles absorb almost no water and suit wet areas and floors; many ceramic wall tiles are more porous and belong on walls, not wet floors; and natural stone, while handsome, is porous, needs sealing, and can stain and etch - a maintenance commitment people often do not realise they are signing up for.
Beyond the tile itself, the grout and the junctions decide how a tiled surface ages. Grout is the weak line - it is more porous than the tile, it discolours, and in wet areas it is where staining and minor water ingress show first; a good-quality grout (and, at movement junctions and internal corners, a flexible sealant rather than rigid grout) makes a tiled wet area far more durable and cleanable. Large-format tiles mean fewer grout lines to maintain, which is both a look and a maintenance advantage. And remember the point from Lesson 5.3: however good the tiling, it is a finish sitting on the waterproofing, not a substitute for it.
For worktop splashbacks and kitchen surfaces the same logic applies - the surface must resist water, heat, grease and acid, and clean easily. The honest rule across all of it is to choose the finish for the conditions of the spot it lives in - wet floor, splash wall, hot worktop, dry feature wall - so that each surface is specified for its real working life, not borrowed from a photograph of a drier, gentler room.
Worktops and cabinetry - built for moisture and use
Worktops and cabinetry are the big, expensive, long-lived elements of a kitchen (and the vanity of a bathroom), and here durability in a wet, working environment is not a refinement but the whole point. A worktop takes the hardest daily life of any surface in the house - heat from pans, standing water, knife work, and acids from lemon, tamarind and cleaning products - so the material choice is first a performance decision. Granite remains the Indian workhorse because it is hard, heat-tolerant, locally available and forgiving; engineered quartz is handsome, consistent and low-maintenance but dislikes direct heat and is pricier; solid surface is seamless and repairable but softer; laminate is cheap and fine for light use but fails at water-exposed edges and cannot take heat; and marble, for all its beauty, stains and etches and is a poor choice for a working kitchen however good it looks in a photograph. Whatever the material, the detailing decides longevity: a well-sealed joint around the sink, a continuous splashback behind the hob and wet zone, and edges that shed water are what keep a worktop sound.
Cabinetry in kitchens and bathrooms lives in the most humid part of the house, so the carcass material matters more than the door you see. Ordinary MDF or particleboard swells and delaminates once water reaches it - around the sink, from a small leak, or simply from ambient humidity - so moisture-resistant board (or marine/BWR plywood, the traditional Indian choice for wet areas) is worth the premium for carcasses, and the cut edges and the area under the sink deserve particular sealing and attention. The hardware is the other durability decision: good hinges and drawer runners are operated constantly and are what make a kitchen feel solid for years, while they are also, usefully, serviceable and replaceable.
The spending logic ties it together. Put the budget into the carcass, the worktop, the hinges and runners - the structural, hard-worked, hard-to-replace guts - and economise, if you must, on the doors, handles and decorative finishes, which are cheaper and easier to change later. A kitchen with a cheap carcass and beautiful doors fails from the inside; one with a sound carcass and plain doors can be refaced in ten years and feel new.
Water efficiency, maintenance and specifying well
Two quieter considerations separate a merely good specification from an excellent one: how the fittings use water, and how the whole room will be maintained. Water efficiency is increasingly important in Indian cities that face real water stress, and the renovation is the moment to build it in at no loss of comfort: aerated taps that mix air into the flow so less water feels like more, dual-flush cisterns that use a fraction of an old single flush, and efficient shower fittings. These choices cut water and the energy to heat it for the entire life of the room, and a well-chosen aerator or dual-flush costs nothing extra to prefer. It is the kind of small, compounding good decision a thoughtful renovation makes almost for free.
Maintenance is the consideration beginners forget and occupants curse. Every finish and fitting is something to clean and, eventually, to service or replace, so specify for the cleaning reality of a busy home: fewer grout lines, wipeable surfaces, accessible service points for concealed cisterns and shower valves, finishes that do not show every water spot (brushed rather than ultra-shiny metals hide limescale), and spares you can actually obtain. A room full of beautiful finishes that each demand special cleaning and whose parts cannot be sourced becomes a chore and then a problem. The best specification quietly minimises the future labour of living with the room.
Finally, all of this judgement is wasted unless you specify well enough to receive what you chose. On site, under cost pressure, the expensive tap becomes a look-alike, the BWR-ply carcass becomes ordinary board, the rated floor tile becomes a glossier one that was in stock. The defence is a clear, written specification - make, model, material, grade, slip rating, finish - recorded in the contract and quote (a point Module 8 develops), and a habit of checking the actual deliveries against it. Specifying well is the unglamorous skill that turns good choices into a good room: decide for the wet, working decade; spend where it is used hardest; and then write it down clearly enough that the building gets what you decided.

A good ceramic-disc cartridge in a solid brass body, of a common serviceable type whose spares you can buy, outlasts a cheap cartridge many times over.

Good fittings and finishes are chosen for how they wear, and then specified clearly enough to actually arrive. In this workshop you will make durability-led choices for a real kitchen or bathroom and write a specification you could hand to a contractor.

- 2For each High item, choose for durability and serviceability: tap cartridge and body metal, WC flush mechanism and spare availability, worktop material for heat/water/acid, carcass in moisture-resistant board or BWR ply, and good hinges and runners. Note why.
- 3For each wet-zone floor, specify a slip rating appropriate to a wet area, and choose tile water-absorption class by location (porcelain/vitrified for wet floors, ceramic acceptable on walls). Note grout quality and where flexible sealant replaces rigid grout.
- 4Add the quieter wins: water-efficient fittings (aerated taps, dual-flush cistern, efficient shower), accessible service points for any concealed cistern or valve, and finishes chosen for easy maintenance (fewer grout lines, brushed metals, obtainable spares).
- 5Write the specification: for each item record make/type, material, grade, finish and slip rating where relevant, in a simple schedule. Flag which High items you will personally check on delivery against the spec to prevent substitution.

Your contribution to fittings and finishes is to set a performance specification and protect it through procurement. Specify by property, not just product: slip rating for wet-zone floors, water absorption class for tiles by location, moisture-resistant or BWR-ply carcasses, heat-tolerant worktops, and water-efficient fittings (aerated taps, dual-flush) as a standard. Design in access to concealed cisterns and shower valves so future service does not mean demolition. Then write the specification into the contract clearly enough that site substitution is caught - the rated tile, the quality cartridge and the BWR carcass have a way of quietly becoming cheaper look-alikes when no one has specified and checked. Module 8 covers the contractual side; your job is to make the specification unambiguous and durable.
This is the centre of your craft - and the place to prove that good taste and durability are the same discipline, not opposites. Choose taps for their cartridge and serviceability, sanitaryware for its flush mechanism and accessible concealed parts, tiles for slip rating and water class appropriate to each location, worktops for heat and stain resistance (granite or quartz over marble in a working kitchen), and carcasses in moisture-resistant board with good hinges and runners. Apply the spending logic ruthlessly: budget into the hard-worked, hard-to-replace guts; economise on the easily swapped doors, handles and decorative pieces. Then specify in writing - make, model, grade, finish, slip rating - and check deliveries, because the beautiful scheme you designed is only as good as what actually gets installed.
Learn to read every fitting and finish through one lens: how it performs and wears in a wet, hot, hard-working room over a decade. Practise the spend-where-it-matters judgement - high-use, plumbed-in, hard-to-replace items (taps, WC mechanism, worktop, carcass, hinges) deserve quality and serviceability; low-use, easy-to-swap, decorative items can be budget. Understand why a tap's cartridge, a tile's slip rating, a worktop's heat tolerance and a carcass's moisture resistance matter more than their looks, and why water efficiency and maintenance are part of good specification. And absorb the unglamorous final skill: a choice only counts if it is written down clearly and checked on delivery. These habits make you the designer who specifies a room that still works in fifteen years.
